Vacant Millennium Hotel listed for sale after eminent domain talks

ST. LOUIS – The Millennium Hotel, one of the largest vacant properties in Downtown St. Louis, is now listed for sale through commercial real estate company LoopNet.

The hotel has stood vacant for nearly a decade, and city leaders have considered the possibility of eminent domain. The listing comes less than a month after the City of St. Louis’ Land Clearance Redevelopment Authority postponed discussions to classify the hotel a blighted property.

LoopNet’s listing does not list a proposed price of sale. A St. Louis database indicates the property had an appraised value of $8 million as recently as last year.

Before it closed, the hotel offered more than 780 rooms across two towers and a rotating restaurant at the top of one. It opened in 1966 and stands at 200 S. 4th Street, just blocks away from the Gateway Arch.

“It’s one of the most impactful properties in the region,” said Cara Spencer, a St. Louis Ward 8 Alderwoman, in a phone call with FOX 2 last month. “Letting it languish is a detriment to downtown and the Arch itself.”

In recent years, FOX 2 obtained records that indicated a growing number of calls for burglaries and suspicious activity inside the Millennium Hotel. The lower levels are covered with boarded windows. Thieves have stolen various metals, like copper wiring, for scrap, according to police. We’ve learned that there have been new security measures for the building over the last year.

It’s unclear whether the city will still consider proceeding for eminent domain after the hotel’s new listing for sale.

The listing comes within the same week that FOX 2 learned of a recent sale of another large vacant property downtown in the AT&T building and after a story from the Wall Street Journal called the commercial real estate scene of St. Louis “a nightmare” based on challenges posed by empty properties around the city.
